   Dear Tenants: As of November 2010 Silver Trail Apartments Management has established a new policy and Rules regarding parking and parking stickers.  Such rules are necessary so that our residents and their guests will have ample space for parking their cars at all times.

     It appears that our parking lots are being used by non-residents or some long-term non-registered guests.  Please know that the following rules are being instituted so that primarily our residents and their short-term or long-term registered guests will have ease with parking their cars! As of now, certain parking lots will be designated either to residents’ or visitors’ parking and thus marked accordingly with proper signage.

     WE WOULD TREMENDOUSLY APPRECIATE YOUR COOPERATION IN THIS MATTER!

PARKING STICKERS POLICY As of December 1, 2010 every tenant of Silver Trail Apartments will be required to display properly a parking sticker in/on their vehicle.

 All vehicles without stickers will be subject to being towed or ticketed at owner’s expense.  It is our residents’ responsibility to notify their family, friends and guests of this new policy regarding parking and parking stickers. Please know that designated Guest Parking area is now available – such area has been specifically allocated for your guests.
 
Here are the new RULES:

1.                  Stickers will only be given to our residents upon providing proof of car ownership (copy of insurance card or vehicle registration) and will be given to tenants on the following dates:

 2.                  Car stickers will be assigned to a particular car and thus are not transferable to different vehicles.  A new sticker must be issued if you change your car; in this case your old sticker will be replaced by a new one.  If you drive some car for a short period of time, you will have to park it be in the designated area for visitors.
 
  3.                  Car stickers can only be used for our residents’ cars; they cannot be used for their guests’ cars.

   4.                  Guests visiting for more than 14 days must be registered with the Office . A Guest Registration form is available at office or can be downloaded from website: www.Silvertrailapartments.com.  Please be aware that your guests (staying for more than 14 days) and their cars must be registered with the Office. 

 5.                  All vehicles parking on the parking lots of Silver Trail Apartments must have stickers properly displayed AT ALL TIMES.

  6.                  No specific space will be assigned to a car sticker (unlike underground garage parking) but such stickers will create more opportunity for ample parking. Cars with parking stickers must also park within the designated parking areas. No fire lanes, main road or dumpster areas may be blocked, and all vehicles must be parked accurately within the striped lines.

   7.                  Car stickers are only valid during the time of your valid lease; such stickers will be canceled upon your lease termination.

  Any violation of the above-mentioned rules will make your car subject to being ticketed or towed at owner's expense.    

 Enforcement of Car Stickers Rules by Management

The parking lot will be checked regularly by managers and maintenance supervisor.  Abandoned cars, cars with flat tires, missing windows or doors will not be allowed to be parked  on the parking lots of Silver Trail Apartments at all times. "Snowbirds" and "junkers" are defined as "vehicles that cannot regularly maneuver under their own power and cannot be moved on a minute's notice.” Such vehicles and unlicensed or abandoned vehicles will be ticketed and towed at the owner's expense.

  The maximum speed limit in the parking lot is 5 miles per hour. Cars driven in a reckless manner, (speeding, squealing tires, etc.) will be reported to the authorities, and may be subject to the loss of the parking sticker and/or may be ticketed and towed.

Trucks, buses, campers, boats, trailers and other large vehicles may be parked on the parking lot only with a written permission from management and in spaces specifically designated by management. In order to maintain the neat appearance of our property and due to consideration for all residents, you absolutely CAN NOT wash or repair your vehicles either on the outside parking lot or in the underground garage. 

 IF YOU LEAVE THE PROPERTY FOR EXTENDED TIME, MAKE SURE YOU HAVE MADE ARRANGEMENTS FOR SOMEONE TO MOVE YOUR CAR. THERE WILL BE OCCASIONS WHEN THE PARKING LOT MUST BE CLEARED, PARTICULARLY  FOR SNOW REMOVAL PURPOSES.

DURING CONTINUOUS SNOW FALL, YOU MUST MOVE YOUR CAR TO A CLEARED SPACE AFTER 10:00 AM SO THAT THE PARKING LOT CAN BE CLEANED FROM SNOW IN ITS ETIRETY.

 PLEASE COOPERATE WITH THIS RULE AND MAKE SURE THAT YOUR CAR IS NOT IN THE WAY WHEN SNOW REMOVAL PROFESSIONALS ARE TRYING TO CLEAN OUR PARKING LOTS FROM SNOW.
